Retreat Vacation Rental Policies

Retreat Vacation Rentals is committed to providing a safe, comfortable and enjoyable vacation experience for all of our guests. Please bear in mind that you are staying in a residential area. We trust that you will show courtesy and respect to the neighbors and conduct yourself in a manner in keeping with the neighborhood practices and local ordinances. Please review this Code of Conduct with each person in your group.

Arrival and Departure Time: Check-in time is 4:00 PM on arrival date. Check-out time is 10:00 AM on the departure date. Both Check-in and Check-out times are FIXED. Failure to depart at 10:00 AM the day of departure may incur a fine equivalent to one night's rate. Early Check-in and Late Check-out options may be available for an additional fee. Early Check-in can be requested 48 hours prior to arrival and will allow guests to check-in up to 4 hours early. Late Check-out can be requested 48 hours prior to departure and will allow guests to check-out up to 2 hours late.

Cancellations: As a general rule our cancellation policy provides a full refund of the payment less booking fees if canceled 30 days prior to arrival. If the reservation is cancelled 15 - 30 days prior to the arrival date then we will refund 50% of the payment less booking fees. If cancelling less than 14 days prior to arrival we will refund any associated cleaning or pet fees. A few select properties have a specific cancellation policy that differ from our general cancellation policy. Always refer to the property specific cancellation policy.

Payments: Upon booking a reservation the Guest will be charged in full for the reservation. All extra charges will be billed to the credit card provided at time of booking. If you desire to use a different credit card for additional charges or incidentals, please call us directly.

Noise: Please respect the neighborhood and your neighbor’s right to quiet enjoyment of their home.The county and cities we serve all have Noise Ordinances of varying degrees in effect. Loud music and noise are prohibited at all times. As such, we ask all Guests to be cognizant of noise level during their stay to ensure noise complaints will not happen. RVR strictly enforces our Quiet Hours from 8pm to 8am and all noise complaints will be handled swiftly. All activity needs to be moved inside during these times. Guest failure to abide by our Quiet Hours may lead to immediate eviction without refund. Our properties may be equipped with exterior security cameras and/or noise monitoring systems. Tampering with or disabling equipment is strictly forbidden and will lead to immediate eviction without refund.

Parking: Vehicles parked on or near the premises shall not exceed the published tolerances and they should be parked in paved driveways, garaged, or in other designated areas. Check for signage, but street parking is generally prohibited.

Pet Policy: Each property has a different policy regarding pets. Please reference each property listing directly to determine if pets are allowed. In general, all pets must be a minimum of 12 months or older, low shedding and less than 30 lbs. No pets will be left at the property without their owner / an adult as the stress of a new environment often causes animals to be more destructive or continually bark. Service and emotional support animals are allowed only to properties that allow pets and only upon approval from a Retreat Vacation Rental Team member. Our pet fee is $10/pet/night with a 2 pet maximum. Cats and other animals are not allowed at this time.

No Smoking: No smoking is allowed on any of our properties. Should you smoke, please do so off the property. If smoking does occur on the premises the guest is responsible for all damage caused by the smoking. In addition, the guest will be charged a non-refundable cleaning fee of $500. If RVR discovers smoking on the premises during a guest's stay, the guest will be evicted without refund.

Minimum Age Requirement: Retreat Vacation Rentals require a minimum age of 25 to reserve a property with us. The guest who books and signs the RVR Rental Agreement must occupy the property during the dates listed on the agreement and is responsible for all guests staying at the property during their stay. Identification is required for all reservations.

Lost and Found: RVR assumes no responsibility for lost, stolen or abandoned items. Reasonable effort will be made to contact the guest for return. There will be a $25.00 handling charge plus shipping costs for any found items returned at guest’s request. Management shall not be held liable for the condition of said items. Any items not claimed for longer than 30 days, may be donated or sold.

Boundaries: Please respect the property boundaries and privacy of your neighbors. Something as innocent as children exploring can be a real hot button for neighbors.
